Roof Damage Repairs Topic Of Special Meeting

Oskaloosa, Iowa – The long term fix for storm damage will wait until after the company of Wood Roofing and Sheet Metal has worked to remove the loose clay tile from the Mahaska County Courthouse roof. “With the front entrance being closed, it would be nice to at least get the tile off of the roof, which I think would allow us to open up the front entrance again,” said Chairman Mike Vander Molen.

The cost for cleaning up the loose tile could cost approximately $4000.00, and repairs should be taking place in the next few days.

The discussion at Monday’s special meeting also looked towards the long term future of the roof. Maintenance Director Troy Bemis brought sample material for the Supervisors to consider as an alternative to the current clay tile system.

The current roof was installed in 1999 at a cost of $130,000. Current damage repair costs are approximately $20,0000, that would be covered by insurance.

“I won’t authorize putting this stuff [clay tile] back on. I think it’s a poor product and we’ve had three incidents this Spring, just this Spring, where it’s flown off, and I think it’s incredibly dangerous and I think our insurance company kind of agrees,” said Vander Molen. He said that now that the county is aware of the risk, he can’t support putting it back on the roof.

A full estimate of the cost on replacing the current roof with a different material has not been completed, but the consensus at the tables is that it would be nearly $200,000, with $20,000 coming from the insurance company.

The discussion on warranty replacement for the tile versus the new material, Supervisor Greg Gordy said, “Those are clay tile, these are plastics, so that clay tile is going to last longer than plastic is.”

“Obviously not,” said Vander Molen. “It’s coming off. It’s breaking if you walk on it.”

Supervisor Mark Doland asked Bemis what the warranty on the current roof was. “I’m not sure,” said Bemis. Gordy said it was 50 or 60 years.

Doland would like to further explore the warranty in place on the current roof. Any further decisions beyond removing broken tiles was tabled until the next scheduled meeting on Monday at 9am.
